We booked two Superior rooms but were pleasantly surprised when we arrived to be upgraded to the Deluxe rooms at Ks Residence. The rooms were spacious, clean, and had a lovely balcony with huge windows. The location was convenient, just off the Chiangmai-Lamphun highway, and easy to access the city center via the Nawarat bridge. I highly recommend this hotel for families, groups, and couples.

We had a great stay at this hotel! Best aspects we appreciated were the clean and spacious rooms with comfortable beds and a walk-in closet. The location was also a plus: it was close to the highway and easy to find. Additionally, there were facilities available for longer stays, such as washing machines. Lastly, the staff was very accommodating and friendly during our stay.

We spent New Year's Eve at this hotel and we have to say that the decorations were fantastic, creating a very festive atmosphere. The staff was also very friendly and accommodating. the rooms had a good size and were equipped with everything we needed. The location is great – it's near the main highway and access to the city center is easy.

The breakfast was not up to our expectations. There wasn't a lot of variety, and the quality of the food was average at best.
